We are looking for build to rent opportunities 10-50 acres, Class B and C multifamily, and single family portfolios 25-200 units in DFW and surrounding areas, Houston, San Antonio, Waco, Oklahoma City, and Tulsa, 1980’s or newer vintage, Core-Plus or Value-Add. We chose these areas for their growth potential, excellent market fundamentals, and our connections within the markets that allow us to be competitive. We are committed to finding the best deals and maximizing the potential of these properties to deliver value to our partners and the community.

Our process

  • We identify investment opportunities utilizing direct marketing to property owners and relationships with local multifamily brokers.
  • We underwrite conservatively utilizing multiple market data sources and historic operating performance, looking for properties with rents under market and opportunities to increase net income by raising rents to market, adding amenities, renovating units, and improving operational efficiency.
  • Once the property is under contract, we send out the investment opportunity with our business plan and key property information to our investors.
  • Once the property is closed, we begin implementing our business plan on day one and work to complete stabilization as soon as possible.
  • We intend to hold each asset 5-7 years and provide quarterly distributions to our investors. We will also look to refinance and provide capital back to our investors when possible.
  • Once we sell, investors get their capital back and a percentage of the profits.

Why Multifamily?

Multifamily has continued to be a stable asset class in all economic environments and provides tax benefits through depreciation. Development opportunities provide higher returns with added risk. Class B multifamily is the safest type of product with quality 1980s or newer properties and middle class tenants living close to large metro areas.

Why Texas and Oklahoma?

Texas, and DFW in particular, continues to lead the country in net migration, job growth, and other economic factors. Texas is poised to continue this growth over the next decade. There is also a large supply deficit of housing in Texas providing an opportunity for multifamily operators and developers. Oklahoma has also seen stable growth and is poised for opportunity.
